II. Steps to Buying Investment Property:
a) Decide what kind of investor you want to be:
1. A rehab investor that buys, repairs and flips.
This involves holding money during the repair period to meet all debt service and utility services, sufficient repair money and acquisition money. This is a “buy and quickly resell” view. It is not recommended for beginning investors.
2. A “bird dog” investor, that finds the right deal, but sells
His rights to a contract via “assignment” to a rehab investor.
This typically involves a dual closing between all parties. This type of investor sells the “deal”, not the house.
3. A traditional landlord investor that owns one or several multi-family homes or mixed use properties. This is a “buy-and-hold” strategy and is long term view. Your tenants pay down your mortgage for you, while you enjoy tax advantages, and positive cash flow and equity growth. In fact, it can act as your retirement nest egg and you can wind up having a fully paid off property, providing you steady rental income in your retirement years.
b) Decide to work with an experienced real-estate professional that understand the need of the investor, a can guide through terms like: NOI, Capitalization Rate, Cash-on-Cash return rate, and so forth.
